McKinney Welcomes $919 Million LITEON Investment, More Than 600 New Jobs

Marking one of the largest private investments in the city’s history, global power and AI infrastructure leader LITEON selects McKinney for its new North American manufacturing campus

 MCKINNEY, TEXAS – LITEON Technology Corp. (TWSE: 2301), a global leader in power management and AI infrastructure solutions, has selected McKinney for a new North American advanced manufacturing campus. The $919 million investment is expected to create at least 600 new, high-quality jobs over the next several years, making it one of the largest private investments in McKinney’s history.

LITEON’s new campus includes the acquisition of more than 650,000 square feet of existing industrial space in the Core5 Logistics Center, a new industrial park in McKinney, and will draw on the region’s deep talent pool in advanced manufacturing, engineering and technology. The project was made possible through close collaboration between the City of McKinney, the McKinney Economic Development Corporation and the State of Texas.

The new positions are expected to span engineering, advanced manufacturing and corporate operations, with competitive compensation and benefits. LITEON expects to begin hiring for the McKinney campus as renovations are completed, with positions opening in phases over the next several years.

Who is LITEON?

LITEON is a global technology and electronics manufacturing company founded in Taiwan in 1975. What is LITEON proposing in McKinney?

LITEON is proposing to establish the McKinney location as its North American manufacturing and R&D hub, where advanced electronics manufacturing operations, research and development, and related administrative functions will be conducted in two existing industrial. The proposed project would occupy approximately 650,000 square feet, include an estimated capital investment of $919 million, and create at least 600 full-time jobs after the operation reaches its anticipated employment level.

Is this a data center?

No. The proposed facility will feature advanced electronics manufacturing, assembly, research and development, testing, and office operations. The McKinney facility would employ people to manufacture, assemble, integrate, test, package, and distribute physical electronic products. It is not proposed as a facility, such as a data center, where large numbers of computer servers would continuously store and process customer data.

Is LITEON constructing a new industrial complex on undeveloped land?

No. LITEON is proposing to purchase and occupy two recently constructed industrial buildings within an existing industrial park. The buildings were developed for modern manufacturing, assembly, logistics, research, and other employment-intensive industrial uses. Rather than constructing a new campus on undeveloped land, LITEON would complete interior improvements and install the equipment necessary for its operations within the existing buildings. Utility requirements, including electricity, water, sewer, and stormwater controls, are in place within the industrial park. LITEON has met with Oncor Power to review long-term electrical needs. Additionally, the industrial park was designed with internal truck courts, loading docks, and access routes intended to accommodate this type of commercial activity.

Would manufacturing or storage occur outdoors?

No outdoor manufacturing or outdoor storage is proposed.

Would environmental regulations apply?

Yes. No project is exempt from applicable environmental standards. The project must comply with applicable local, state, and federal laws and regulations. The project is an electronics manufacturing and assembly operation. It is not a refinery, chemical plant, or heavy industrial processing facility.

Would the City continue to inspect the facility after it opens?

Yes. The facility would remain subject to applicable fire, building, code-compliance, environmental, and safety requirements after opening. Different local, state, and federal agencies would have authority over different aspects of the operation.

Has the project received final approval?

LITEON has selected McKinney for its new U.S. manufacturing campus, and the State of Texas, the McKinney Economic Development Corporation and the City of McKinney are offering incentives to support the company’s investment and help bring the project to fruition. While this is a significant and exciting step, LITEON must still complete all applicable development, permitting, safety and regulatory processes before full operations can begin. This includes, but is not limited to, building and tenant improvement permits, building inspections and the issuance of a certificate of occupancy. The incentives offered in support of the project do not waive these requirements.

What incentives will LITEON receive?

The State of Texas has extended to LITEON a Texas Enterprise Fund (TEF) grant of $3.5 million and a $100,000 Veteran Created Job Bonus. TEF is a performance-based grant administered by the Texas Economic Development & Tourism Office within the Office of the Governor, which may be awarded to a business relocation or expansion project in which one Texas site is in competition with out-of-state locations. The McKinney Economic Development Corporation (MEDC) and the City of McKinney have committed to a performance-based economic development incentive tied to total capital investment, job creation, and the presence of on-site R&D activities. The City Council and MEDC will take action on the final incentive package in July.

Why is McKinney supporting this project?

The proposed project would bring a major global technology manufacturer to McKinney, expand the city’s advanced manufacturing and research base, create employment opportunities, generate private investment, and place newly constructed industrial buildings into productive use. It would also strengthen McKinney’s position within the growing technology, electronics, artificial intelligence, and advanced infrastructure economy.
